We were approached by our clients, their insurers Lloyds and their environmental services company MEL after their original contractor had let them down. This Earlston Road property had been badly damaged by a kerosene leak from an oil boiler while it was being serviced in their attic. This leak affected two storeys of what was one of the oldest properties in the village and every part of the building that had come into contact with the kerosene had to be removed, replaced or treated depending on the levels they contained. We worked closely with the environmental services company MEL and removed the inner gable wall, a number of timber lintels and floor joists along with a large section of the first floor and ground floor slab. We sealed the remaining masonry with a chemical membrane before getting the all clear to start the rebuild and reinstatement.

The clients were so pleased with the end result in the main lounge and upstairs bedroom that they also asked us to refurbish their kitchen and redecorate the remainder of the property as well. A really high quality end finish was achieved and with some good discussions on finish with the client we jointly achieved a more modern, light and airy feel to this beautiful old cottage.
